Does this replace our property management platform?

Only the money half. Properties, leases, rent, deposits, commissions and the company books live here; listings, tenant screening, maintenance tickets and online rent collection stay in your platform. Per-property P&L was usually the part being rebuilt by hand anyway.

Can we bill all leases in one run?

Today you draft the month's rent invoices in one click, and the duplicate guard means running it twice won't double-bill. A full batch run across every lease with no review step is on the roadmap for this edition — right now you get the draft, then approve.

Are security deposits really segregated?

Yes. They use the same trust engine our law firm customers use for client funds — a per-beneficiary ledger inside the trust account, not an operating-cash line with a memo. That's what makes the move-out settlement provable.

We do brokerage and management. One set of books or two?

Your choice. Both editions are in the same plan, so you can run them in one company with properties and deals side by side, or separate the entities. Professional covers up to five sets of books either way.

Can our CPA get in at year end?

Yes. Advisor connections are included and don't use one of your seats. Per-property Schedule E detail comes off the same tracking the reports use.

What happens to our existing books?

Import them. Bring your chart of accounts, tenants, owners and history across from QuickBooks or a CSV, and we'll help set up properties, units and leases so deposits and balances tie out — that's part of getting started, not a separate engagement.
